In Phase I, the RLMP addresses Critical Measures improvements in 12 residence halls. These projects are essential to the upkeep of safe and comfortable student housing and range from upgrading heating units to replacing windows to fixing roofs. These projects are designed to preserve existing buildings until future renovation during a later phase of the RLMP. The Jones, Lathrop and Laws Renovation and Mark Twain Mechanical Upgrade projects address critical measures in these four buildings (see individual project descriptions for more info), and were completed in 2003.
Critical Measures work in the eight remaining buildings have been combined into two additional projects known as Residence Halls Various Critical Measures Bid Package 1 and 2. Work associated with CM Bid Package 1 was completed in August 2003. This project included work in the following buildings:
- Johnston Hall: ventilation upgrade and slate roof replacement
- Wolpers Hall: slate roof replacement and replacement of 5th floor windows
- Cramer Hall: electrical and fire alarm system upgrades and exterior masonry repairs (tuckpointing)
- Defoe Hall: tuckpointing, fire alarm system upgrade and window replacement
- Graham Hall: tuckpointing and window replacement.
- Stafford Hall: tuckpointing
Construction efforts associated with the CM Bid Package 2 was completed Summer 2005. The following work was included in bid package 2:
- Wolpers Hall: window replacement and ventilation improvements
- Cramer Hall: window replacement
- Stafford Hall: window replacement
- Gillett Hall: electrical and fire alarm system upgrades, ventilation
- Hudson Hall: electrical and fire alarm system upgrades, ventilation
Completing critical measures improvements early in the RLMP project extends the useful life of these buildings and allows for their continual use until later in the plan when the addition of beds through new construction will accommodate housing needs and permit the removal of buildings slated for full renovation during phases II, III and IV of the RLMP.
